Do you know if the city allows for any tax credits for specific roofs?
Some cities have been known to give tax discounts in areas they have earmarked for redevelopment or in historical districts. If you are in an historical district, an older home or an area being revitalized it would be wise to check and see if your home qualifies for a tax discount by installing or upgrading your current roof.
Do you check the attic for adequate ventilation? If there isn't, how do we get that covered under insurance?
Attic ventilation is just as much a part of a new roof as the shingles themselves. Building Codes have formulae based upon the square footage of attic space and roof pitch that determine what is the minimum allowable ventilation. When I installed my own roof I found that my insurance policy had an upgrade-to-code clause in the policy, you may find you have the same clause in your policy. Will anyone need to enter inside my home at any time?
Good question, for your protection we do want to do an attic inspection before work begins to see if electrical, Freon or gas lines have been run contrary to building codes and are within reach of nails penetrating through the roof deck. At the end of the installation we want to make sure that all gas exhaust stacks are still properly connected and that pipes meet the clearance required by building codes. This is the one issue that building inspectors for sure will red flag on a post installation inspection.
Can you do a layover instead of a full roof replacement?
With the exception of some Standing Seam, Stone Coated Steel Roofing and some commercial applications, Building Codes no longer allow the installation of a second layer of roofing over top of an existing layer. While we understand that one may feel that money can be saved by doing an overlay and you would not be alone as many of our homeowners felt the same way, research has found that in the long run it costs much more money to do the overlay.
Two layers of roofing creates a lot of heat stress. When that second layer is added to your roof it is akin to adding another blanket to your roof, not to mention the extra weight on your roof’s structure. Because of the extra thickness of asphalt on your roof it takes much longer for your roof to cool down in the evening. This causes your new shingles to overheat and prematurely age. Many shingle manufacturers reduce your material warranty by more than half, some reduce the warranty to 10 years.
What is your procedure if you encounter inclement weather during the roof installation?
This is Texas, we expect to encounter inclement weather on every roof we install. We do limit roof installations to days with lower chances of precipitation but we all know that thunderstorms can spring up out of nowhere. For this reason, we always have an eye to the sky and roofing crews are not allowed to tear off more than they can get covered in an emergency.
